What is a probate house clearance?
A probate house clearance is the process of sorting, removing and managing the contents of a property after someone has died, usually as part of estate administration.
Some clients come to us at the very start of the process. Others already know what they want to keep and simply need the rest dealt with professionally. We can work either way.
This can involve:
clearing the entire home
identifying items of value
separating items for family members
removing unwanted furniture and household contents
preparing the property for sale or transfer
providing a contents valuation where required
Probate contents valuations
When dealing with probate, one of the hardest parts is often knowing what is actually in the property, what may hold value, and what should happen next.
As part of our probate service, we offer practical contents valuations to help executors and families gain a clearer picture of the home’s contents before decisions are made.
Our approach is honest, experienced and straightforward. We will never inflate expectations or tell you everything is valuable when it clearly is not.
In many probate situations, families simply need someone knowledgeable to walk through the property and give a realistic view of:
what’s worth keeping, what’s worth selling, and what can be cleared.
Valuation Visit Pricing
Probate contents valuation visits start from £195
This includes an on-site walkthrough and practical assessment of the property’s contents.
Where a property is particularly large, heavily furnished, or contains extensive collections, specialist items or multiple outbuildings, pricing may vary depending on the time involved.
If the property contains particularly rare, high-value or specialist assets, we can also advise where a more formal specialist valuation may be appropriate.
Important Note
Our probate contents valuations are intended as a practical estate and clearance support service. Where a solicitor, accountant, HMRC or insurer requires a highly formal written valuation for specialist assets, additional specialist appraisal may sometimes be needed.
This service is ideal if you need help understanding:
whether there are items of likely resale or auction value
what may be suitable for donation, clearance or disposal
whether the contents as a whole are likely to offset clearance costs
what should be set aside for further specialist review
We regularly assess:
antique and vintage furniture
decorative interiors and homeware
artworks, mirrors and framed pieces
ceramics, glass and collectables
lighting, ornaments and general household contents
tools, garden items and garage contents
Our Process
Talk It Through
Every clearance starts with a conversation. We take time to understand the property, the situation, and what matters to you — whether that’s timelines, sensitivity, or specific items that need special care.
Clear & Transparent Quote
We provide a clear, no-obligation quote based on the size of the job and what’s involved. There are no hidden charges, and we’ll explain exactly what’s included so you know where you stand from the outset.
Careful & Efficient Clearance
On the agreed day, we carry out the clearance efficiently and respectfully. Items are sorted for reuse, resale, donation, recycling, or responsible disposal, with care taken throughout — particularly for probate and occupied properties.
Leave It Ready
Once complete, the property is left clear and tidy, ready for its next step — whether that’s sale, rental, refurbishment, or handover. We’ll check everything with you before we leave, so there are no surprises.
